§ 50-67. General requirements.

  • A preliminary plat shall be required for all subdivisions and condominiums and shall be based upon a survey by a registered land surveyor and the plat prepared on reproducible drafting film (i.e. mylar) or paper of good quality, as well as preparing a digital file of the preliminary plat compatible with village digital requirements, at a map scale of not more than 100 feet to the inch and shall show correctly on its face the following information:

    (1)

    The preliminary plat shall be clearly noted and labeled on its face, "Preliminary Plat."

    (2)

    Title or name under which the proposed subdivision is to be recorded. Such title shall not be the same or similar to a previously approved and recorded plat, unless it is an addition to a previously recorded plat and is so stated on the plat.

    (3)

    Property location of the proposed subdivision by quarter section, township, range, county and state.

    (4)

    Inset map of the area showing the general location of the proposed subdivision in relation to the U.S. Public Land Survey section and quarter-section lines and abutting and nearby public streets and highways. The inset map shall be oriented on the sheet in the same direction as the main drawing.

    (5)

    Date, geographic scale and north arrow.

    (6)

    Names and addresses of the owner, subdivider and land surveyor preparing the plat.

    (7)

    The entire area contiguous to the proposed plat owned or controlled by the subdivider shall be included on the preliminary plat even though only a portion of such area is proposed for immediate development. The plan commission may waive this requirement where it is unnecessary to fulfill the purposes and intent of this chapter and undue hardship would result from strict application thereof.
